
Established in 1964, Caravan & Residential Parks Victoria (CRPVic) is the trading name of the Victorian Caravan Parks Association, the peak body representing the majority of Victoria’s privately and publicly owned and operated tourist and residential caravan parks.
The industry is significant. More than 50% of all Melbournians holidaying in regional Victoria stay in a tourist park, while residential parks provide homes for nearly 20,000 people.
Park operators work within a complex regulatory environment, including the Residential Tenancies Act 1997 and the Residential Tenancies (Caravan Parks and Movable Dwellings Registration and Standards) Regulations 2024.
CRPVic helps its members succeed by providing critical support so they can navigate these and other legal frameworks. This includes providing a legal helpline, legal agreement templates and park operator training.
The association is an essential advocate to government for policy, legislative and regulatory change to support an improved operating environment for the industry and promotes both the tourist and residential park sectors as vital for Victorian tourism, housing provision and regional development.
• Tourist (holiday) parks offering a mix of powered and unpowered sites, vans, cabins, glamping tents and family-friendly amenities. Many also offer annual 12-month site agreements.
• Mixed-use parks offering a mix of accommodation options, including holiday sites and cabins, annual sites as well as permanent residential living in both park-owned accommodation or privately owned dwellings on land leased to the occupant.
• Residential Land Lease Communities (RLLCs) offering permanent residency under Part 4A of the Residential Tenancies Act, in modern, high amenity, purpose-built residential communities for people, generally aged over 55, looking to ‘right-size’ their lifestyle.
The association was established in 1964 as the Caravan Parks Association of Victoria when a small group of Victorian caravan park owners came together to advocate for fair regulatory treatment. Their first victory was securing a state government exemption from a restrictive 10-metre setback rule.
In 1996, the association began trading as VicParks and was well known for its ability to support regulatory compliance and connect park operators through regional and other forums, including its annual conference.
By 2024, as the association’s role advocating for a fairer deal for members grew, and with a need a need to more clearly articulate support of both the tourist and residential sectors, the association decided to change its trading name.
In February 2025, the association became Caravan & Residential Parks Victoria. In December of that year, members rated the association reputation 4.62 out of 5, with a Net Promoter Score of +77.8.
